Zoe moves to Commercial Property Management team as portfolio of clients continues to grow

Chartered surveyor Zoe Clarvis has joined the Commercial Property Management team at Garness Jones as the department continues to grow an impressive portfolio of clients across Yorkshire and Lincolnshire.

Headed by experienced surveyor and registered valuer Simon Preston, the specialist department has secured a number of high-profile contracts in recent years, providing services from day to day maintenance to strategic asset and estates management and development.

The business now counts the likes of the Hammonds of Hull development, JR Rix & Sons’ five-storey waterfront offices at Two Humber Quays and the 124-acre Humber Gate ‘energy estuary’ site in Grimsby as clients, amongst many others.

More recently the department was instructed to manage a large portfolio of commercial properties across Hull, Beverley, Hessle, Cottingham and Anlaby, including four small shopping centres and parades, retail units and hospitality premises, which were bought by a local investor in a multi-million pound deal.

That portfolio has significant scope for development and to generate more income, all which will form part of the management services now provided by the Garness Jones team.

Mr Preston says the appointment of Mrs Clarvis has come at a time of continued growth for the department.

“We’re delighted to be adding Zoe to our team as we’ve seen increased demand for commercial property management over the past 18 months in particular, as owners and landlords have required much more support day to day,” he said.

“Where we have excelled though has been in providing a proactive and dynamic service in which we are providing not only services such as compliance and maintenance, but also advising on genuine asset and estates management.

“This means placing a focus on helping our clients maximise the potential of their commercial property investments, ensuring they achieve the best possible rents and increase their annual yield.

“We are seeing more owners turn to us to help make their properties more appealing, for advice on the best kind of use, or to help them secure better or longer-term tenants.”

Natural move to role which focuses on long-term partnerships with property owners

Over the past year a dedicated facilities manager and management administrator have been added to the Commercial Management team.

Mrs Clarvis has moved from her role within the agency side of the business, which handles retail, office, leisure and industrial property deals and investments.

“It’s a natural move for Zoe as she has developed an excellent understanding of the property market across Yorkshire and Lincolnshire over recent years and understands what investors, landlords and tenants need from us,” added Mr Preston.

“She has worked on a major development such as the Hammonds of Hull scheme and has experience of promoting properties to prospective tenants. That has given her a great understanding of what tenants really value in a commercial property.

“This is obviously hugely important when considering how best to improve assets on behalf of landlords and owners for the future.”

Zoe has been at Garness Jones for four years, having previously spent seven years at ABP as an estates surveyor.

She secured her Royal Institute of Chartered Surveyors (RICS) qualification in commercial property in 2019, whilst learning on the job alongside the highly-experienced Garness Jones team.

She said: “I am delighted to be joining the Commercial Property Management team as it is a natural step for me given the work I have done dealing directly with clients seeking the ideal premises for their businesses.

“I’ve been fortunate to learn from a very experienced and knowledgeable team in the agency department who very much instilled from day one the need to provide the very best levels of service to our clients.

“In terms of commercial property management, I am very much looking forward to the longer-term partnerships which come with this aspect of our work.

“It is all about using our knowledge of the industry and the local market to help people make the most of their investments, and that makes it a very rewarding job.”
