Gilberdyke industrial site welcomes two new tenants as Rix Group divides huge unit to become new home for businesses

Two successful local businesses have recently secured new premises on a popular East Riding industrial estate after they were repurposed and brought to market by Hull-based Rix Group.

Hull-based Opera Beds, a specialist in providing adjustable beds and mattresses across care, hospitality and consumer sectors, and ELA Container, which manufactures container-based rooms and buildings, have taken space within a 90,000 sq ft unit at Staddlethorpe Broad Lane, Gilberdyke.

The site is owned by Rix Group, with the impressive workshop previously used as the production base of its specialist caravan business Victory Leisure Homes.

However, that operation was moved to Hull last year, freeing up space which has since been refurbished and divided up into three separate units.

The premises were brought to market by Rix Properties, which has been established as its own entity to manage and grow the group’s property assets, whilst actively working with its existing tenant base to identify future opportunities.

Opera Beds has taken 53,000 sq ft of industrial space, modular office space and some adjoining land, and ELA Container has taken 17,700 sq ft of space within the steel portal frame workshop.

Rix Group ‘repurposing’ assets

Mike Fry, Director of Estates at Rix Group, said “We are delighted that our investment and commitment to provide industrial warehouse and operational space has generated such positive interest. We wish our new tenants all the best in their new facilities.

“These lettings support the our evolution and the development of Rix Properties and are a prime example of us repurposing existing assets formally used within the Rix Group structure, illustrating the property portfolio owned within the group.”

Premises are ‘ideal’ for new tenants

 The deals were overseen on behalf of Rix Properties by Chris Hyam, senior surveyor at Garness Jones, who says the premises have proved ‘ideal’ for both businesses.

“We’re delighted to have helped our client find two excellent new tenants for this facility, which really does offer a number of advantages to the businesses moving in,” he said.

“When Rix took the decision to move Victory Leisure Home’s manufacturing operation to Hull last year, it left this huge facility behind, which to their credit they have reinvested into and now split to provide three great spaces for local businesses to benefit from.

“In property, and especially for those in production and distribution, location is everything and this site is placed ideally as it benefits from excellent transport links and is also close to all of the region's major ports.

“For Opera Beds in particular, being able to find such as large space, and land with it, in a good location for distribution, was a real attraction.

“I’m sure both businesses will benefit greatly from being on this site and it will help them go from strength to strength.”

Opera Beds was established in 2004 and has a reputation as a leader in providing adjustable beds and mattresses across care, hospitality and consumer sectors, and has headquarters and a showroom in Connaught Rd, Kingswood.

ELA Container has been in business 54 years and is an international company producing container-based rooms and buildings to rent or buy in any chosen size and with custom fittings, supplying all sectors, from industry and construction to education retail and healthcare.  Its previous UK headquarters were in Scunthorpe, but the business has now fully relocated to Gilberbyke.

One workshop space remaining within divided unit
