Team advises and coordinates work as Grade A office converted for multi-occupation investment

The management team at Garness Jones Commercial Ltd have advised and coordinated works to convert an office into a multi-occupancy facility with Grade A space now ready to rent.

Partnership House, on Henry Boot Way, Priory Park East, was formerly let as a whole unit to a single tenant. 

To allow for multi-tenant occupation the property needed to be refurbished and redesigned to include common welfare areas, multifunctional access/security systems and reconfigured utilities.  Common services to include compliance and routine needed to be setup to service the property as a whole.

Working in close partnership with the landlord, Outwood Investments Ltd, the facilities team ensured the building was reconfigured and modernised throughout by their approved contractors, whilst the management team setup up a RICS service charge budget.

Director Simon Preston, who heads the Commercial Management department, said: “This was a great project to be involved with which was made easy with a very responsive Landlord.

“Outwood came to us initially wanting advice on how to convert the building for multiple occupancy, but also to ensure the building was fully compliant and upgraded to provide a modern and comfortable complex with an appropriate service charge.

“There was a lot of planning involved in ensuring access systems and entries were changed to accommodate multiple use and also to retain a number of communal areas, whilst key facilities such as the lifts, heating, air conditioning and CCTV needed upgrading.

“From taking instruction in April the property was ready to accommodate tenants in June.”

The remaining 2,967 sq ft ground floor suite includes a front meeting room/reception off the main entrance and an open plan office, with three partitioned areas. It has a separate kitchen and a staff breakout area is also included, and it is available to let for £45,000 a year.
