High demand expected as large industrial space goes on market at growing Business Park

High levels of interest are expected in large industrial space which has come onto the market at one of East Yorkshire’s premier business parks.

The letting of 136,000 sq ft of industrial space at the Dianthus Business Park, in Newport, is being handled by Garness Jones, who have supported the continued growth of the development since 2020.

It is being marketed six months ahead of its availability, in May 2023, on behalf of owners who established the business park back in 2010.

JZ Flowers was the first on site when the company consolidated three productions sites in Hull into one purpose built, state-of-the-art production facility.

The park, which is made up of large, modern warehousing, packaging, manufacturing and distribution facilities, has been expanded on a number of occasions since.

It was twice expanded to accommodate the further growth of JZ Flowers, as it has specialised in the supply of flowers and plants to large retailers in the UK and overseas.

Dianthus has also since become home for a wide range of successful tenants from different industries, including QwikFlowers, SuperFlora, Royal Lemkes Ltd, William Jackson Food Group, FlamePro and Paneltex.

Plans for further expansion and more large industrial space

David Garness, Managing Director of Garness Jones, says he has been delighted to see the site ‘thriving’ due to continued investment, and believes exciting times lay ahead given recent deals and negotiations with new and prospective tenants, and with plans for further future expansion.

Stonegate Precision Tooling Ltd, a market leader in providing innovative high performing tooling to Stone Fabricators, also recently let a 42,000 sq ft facility to become the latest tenants on site, in a deal they say will ‘bring the whole operation team together under one roof, including adding a technical, testing and training centre.’

“Dianthus Business Park is one of the standout industrial developments not only in our locality, but a across Yorkshire, and it has proved an ideal location to house some of our region’s most successful businesses,” said Mr Garness.

“Sites like this are of paramount importance to our region, providing sizeable, high-quality warehousing and distribution options for companies in our region, rather than them having to look for bases further down the M62 and out of our locality as they expand.

“Thanks to the consistent investment of the owners, it continues to thrive. Just last year the site attracted William Jackson Food Group, one of Hull’s longest established businesses, to use the base as a distribution facility.

Site boasts prominent location and high quality premises

Dianthus Business Park boasts a highly visual and prominent location on the M62, fantastic transport links to major UK motorways and within easy access to York, Hull and Leeds, and close to Humberside airport, and Hull docks

Jelle Zwemstra, Managing Director at Newport Buildings, says he is delighted with the quality of tenants who have been attracted to this site.

“We aim high, not only in the specifications and quality of our buildings, but also in the quality of our colleagues on site,” he said.

“We work closely together with our tenants and assist them wherever possible. We don’t want to be a faceless landlord. We want to create a successful industrial estate where each occupier can develop their business and we, as the landlord, will facilitate this as much as possible.
