The expertise of the Garness Jones’ team in handling the sale of land for development has helped landowners in a popular East Yorkshire town secure the optimum value for a prime site which is now to house a new supermarket.
Our team were contacted by the site owners in Brough when they were first considering selling their bungalow and surrounding land.
The property stood on a prominent location in the growing village, and the owners were keen to explore their options beyond a straight property sale.
Director Paul White, who has handled many deals in which land has been sold for change of use, said it was immediately clear the plot had potential for a number of uses and would be in high demand if put out to a wide market.
“We’re really pleased to have finalised this deal for our clients and to have secured the optimum value for them,” he said.
“When they came to us to discuss options for the site it was clear that it presented a number of opportunities, from a new residential development to a possible site for a new care home, or of course retail, which is what it is now to be used for.
“We always felt that there would be significant interest from the retail sector, as despite there already being a Morrisons store in Brough, and a relatively newly opened Aldi, the continued growth of the town does demand more facilities.
“It was therefore a case of making it known, off market, that there was an opportunity arising.”
Site was offered to ‘best bids’
Garness Jones invited bids, with the site marketed to the best offer, using its contacts across the industry.
Lidl showed immediate interest in the site, and despite some initial local concern from residents about possible impact on traffic, a consultation period ensured the project was finally given the go-ahead.
“Having worked with planning consultants, it was apparent that it was unlikely that, despite some local concerns, that planning would be granted. An excellent offer was then made to our clients, subject to planning being approved,” added Mr White.
The new store is to measure around 1,900sqm internally, feature 120 parking spaces and include new hedgerows and other landscaping on its northern and western boundaries. It is expected to create up to 40 new jobs.
Mr White added: “We of course appreciate that any new development in a community area is going to be subject to high scrutiny, and that is only right. Communities always must be consulted and considered.
“Our role was to use our extensive experience to advise on the value of the land, to help find potential buyers, consider the issues that may be faced, and the likelihood of securing the permissions required.
“Planning regulations are very clear and, although some developments may not always be wanted by all, it should not put people off considering all options for their land.”
Firm has track record of land sale deals
Garness Jones has a track record of supporting landowners to in assessing the market value of large plots of land for development.
